New 6,000 SF, one-story, medical office building for established local orthodontics practice. Approximately 4,000 SF initially fit-out and occupied. The balance left as core/shell. The structure is slab-on-grade, steel frame, with flat roof. Exterior façade is a combination of split faced CMU, brick, EIFS, architectural metal panels, and aluminum storefront. The project is constructed on a redeveloped site occupied by several different businesses over the previous 65 years. The new building foundation is supported on soils improved by the addition of rammed aggregate piers.
